BOARD OF DIRECTORS ANNUAL MEETING
February 20, 2023
A Board of Directors Annual meeting for Four Lakes Condominium B Association was held on Monday,
February 20, 2023 via teleconference and in accordance with the By-Laws.
Board Members Present: Jim Ciaffara, President
Frank Lamas, Vice President
Scot Howat, Treasurer
Patricio Aguilar, Director
Also Participating: Monique Nelson, Property Manager, RealManage
Jennifer Bratzel, Regional Manager, RealManage
Doug Sury, Association Attorney
Lisa Geniesse, Recording Secretary, Desktop Express, Inc.

CALL TO ORDER
The meeting was called to order at 7:24 p.m.
VERIFICATION OF QUORUM
Monique Nelson reported that with 27.74% of the ownership participating via in-person or proxy, the
election could take place.
APPROVAL OF MINUTES
There were no minutes from last year’s annual meeting available.
STATEMENT OF VACANT BOARD POSITIONS AND ELECTION PROCEDURES
Doug Sury explained the vacant board positions and the election procedures for the ownership via
proxy and in-person.
APPOINTMENT OF ELECTION JUDGES
Two (2) homeowners at the in-person meeting offered to be the election judges for tonight’s annual
meeting.
INTRODUCTION OF CANDIDATES
Management introduced the candidates as follows:

• Michael Vukmir
• John Wills
• Frank Lamas

ANNOUNCEMENT OF ELECTION RESULTS
Votes were tallied and the percentages are as follows:
Michael Vukmir - 40.99%
Carol Hendrix - 40.4545%
Ken Rossal - 38.7960%
Philene Lortz - 38.4394%
John Wills - 36.1794%
At the next Board meeting, the new Board will need to choose three (3) members to fulfill the open two-
year terms and two(2) members to fulfill the open one-year terms.
ADJOURNMENT
With no further business to discuss, the annual meeting was adjourned at 8:25 p.m.
